Built to run at apartment-community scale.

KEILTY manages multi-building apartment communities across Ontario. Leasing, unit turns, and maintenance run as one documented system, not a scramble, with one dedicated team and reporting you can actually use.

Where apartment-community income quietly leaks

Each of these looks minor in a single building. Across a multi-building community, they compound into empty units and rising turn costs.

01

Leasing that stalls

Inconsistent marketing, slow showings, and screening delays leave units sitting empty longer than they should.

02

Turn timelines that drift

Without a standard checklist, unit turns slip past their target date and vacancy days pile up.

03

Maintenance backlogs

Reactive maintenance erodes resident satisfaction, and shows up later as avoidable turnover.

Four pillars, built around your apartment community

Leasing velocity

Marketing, showings, and screening run on a documented system, so units lease as fast as the market allows.

Turn discipline

A standard unit-turn checklist and coordinated vendors compress the days between move-out and move-in.

Responsive maintenance

Routine and emergency requests are logged, tracked, and resolved on a documented timeline, not a guess.

Reporting you can use

Clear monthly financials and occupancy reporting for every building in the community, no rebuilding the numbers yourself.

From walkthrough to stabilized performance

01

Property walkthrough

We inspect every building and unit type, and benchmark your current occupancy, turn costs, and leasing velocity in writing.

02

Transition & systemization

Your community moves onto KEILTY's documented leasing, turn, and maintenance processes, building by building.

03

Ongoing performance

Monthly reporting and regular reviews track occupancy, turn costs, and net operating income as the community stabilizes.

Pricing built for community-scale operations

One percentage of what your community actually collects, on-site payroll passed through at cost, and no per-invoice fees. Your interests and ours point the same direction: collected income.

Community Management

4% of EGI + HST, monthly

Our full operating platform: leasing oversight, unit-turn discipline, maintenance systems, collections, resident communication, and owner-grade reporting, with a dedicated team accountable for the number. There are no maintenance coordination fees at this scale.

On-site staff, at cost

$0 markup on employment costs

Site staff who are exclusively budgeted for and working at your community are KEILTY employees, and their employment costs are recoverable at cost. We earn nothing on payroll, so staffing decisions are made for the community, never for our margin.

One-time onboarding

$5,000 + HST, per property

A single up-front onboarding fee covers the transition: resident records and lease data migration, vendor and banking setup, and financial cutover onto our platform.

What our fee covers

For our 4% fee, KEILTY runs the management layer above your on-site team: HR, advertising, recruitment, vetting, and oversight. The people are employed by us, at cost to you; making them excellent is on us.

Full-cycle bookkeeping, included

Our fee includes full-cycle real estate bookkeeping. In practice that means our team maintains the rent roll and receivables, processes vendor invoices and payables, reconciles bank accounts, and delivers monthly statements, income statement, balance sheet, and budget versus actual, then closes the year with a package your accountant can work from directly.

What is EGI?

Effective Gross Income (EGI) is the income your community actually collects: gross rent plus other income such as parking, laundry, and storage, less vacancy and uncollected rent. We are paid on real collected dollars, so when units sit empty, we feel it too.
