Pickering is the westernmost Durham city and the closest to Toronto, which gives it a strong GO commuter market. Proximity to the station does more to set achievable rent here than square footage does.

Employment at the Pickering nuclear station supports a stable tenant base, and the station's operating horizon is a live question that any serious owner in this market is already watching.

The Seaton lands, one of the largest planned new communities in Canada, are driving new-build investor purchases at a pace that will reshape supply. Reading that correctly needs someone on the ground, not a spreadsheet in Kingston.
