Can You Sell or Dispose of a Tenant's Mobile Home in Ontario?

You can, and the route is section 162 of the Residential Tenancies Act, 2006, not the rules that govern ordinary belongings. Two notices, one by registered mail and one in a newspaper, then 60 days, then you may sell the home, keep it or dispose of it. What Happens If a Tenant Files a T6 Against You in Ontario?

A T6 is the tenant's maintenance application under paragraph 1 of subsection 29 (1). It runs on a one year limit that, on an ongoing problem, starts when the repair finishes rather than when it began. If the Board finds a breach, section 30 (1) gives it nine remedies and three of them reach your rent. How Do You Fix a Mistake in an LTB Order in Ontario?

You file a Request to Amend an Order, you have 30 days from the day the order was issued, and it costs nothing. It is the cheapest of the four ways to challenge a Landlord and Tenant Board order and the narrowest, because it reaches a clerical error and nothing else. Here is what counts as one, where the power comes from, and why the 15 day review window is the one you can lose while you find out.

Can You Apply for Judicial Review of an LTB Order in Ontario?

Yes, and it is a different proceeding from an appeal. Judicial review of a Landlord and Tenant Board order goes to the Divisional Court under the Judicial Review Procedure Act, on 30 days from the day the decision was made, and it carries no automatic stay. Can You Appeal an LTB Order to the Divisional Court in Ontario?

Section 210 (1) of the Residential Tenancies Act gives any person affected by a Landlord and Tenant Board order 30 days to appeal it to the Divisional Court, but only on a question of law. That 30 days is a deadline to serve, not to file, and on one order there can be four deadlines at once. What Rules Apply to a Mobile Home Park or Land Lease Community in Ontario?

Does a Tenant's Spouse Become the Tenant in Ontario?

A tenant's spouse can become a tenant without signing anything, and the rule is not in the Act at all. Section 3 of O. Reg. 516/06 pulls a spouse into the definition of tenant when the tenant dies, and again when the tenant moves out without notice, subject to five criteria with 60, 45 and 15 day periods attached. Can a Landlord Throw Out a Tenant's Belongings in Ontario?

Four separate regimes in the Residential Tenancies Act govern property left behind, and which one applies depends entirely on how the tenancy ended. Section 41 gives an immediate power on a vacated unit, section 42 makes you clear two gates and wait 30 days on an abandoned one, and an enforced eviction carries a fixed 72 hour hold. What Should You Do If You Get a Work Order on an Ontario Rental Property?

A work order under section 225 of the Residential Tenancies Act enforces the provincial maintenance standards, and it is the only kind the Landlord and Tenant Board will review, on an L6 filed within 20 days of issuance. A municipal property standards order looks like the same thing and the Board cannot touch it. Here is how to tell them apart and what an unfinished order costs you.

What Can You Do If You Disagree With an LTB Order in Ontario?

Two routes, and both clocks start the day the order lands. A review request is due within 15 days of issuance and is limited to three grounds set out in O. Reg. 178/26. Is Someone Who Is Not on the Lease a Tenant in Ontario?

What Changes for Ontario Landlords in September 2026?

Do You Need a Permit to Rent Out a Basement Apartment in Ontario?

Ontario stopped municipalities from zoning out second and third units, but a basement apartment still needs a building permit, a separate ESA electrical notification, and in a growing number of cities a registration or a rental licence. How Much Does a Vacant Rental Unit Cost You Per Day in Ontario?

How Do You Apply for an Above Guideline Rent Increase in Ontario?

An above guideline increase means a Form L5, filed 90 days ahead, on one of three grounds. For capital work and security costs the ceiling is 3 per cent above the guideline, which makes 4.9 per cent the practical maximum for 2027.

Can a Landlord Say No Pets in Ontario?

In Ontario you can turn down an applicant who has a pet, but once a lease is signed, any no-pets clause in it is void under section 14 of the Residential Tenancies Act. Here is what you can still enforce, which notice applies when an animal is a real problem, and why a restrictive pet policy usually costs more than it protects.
