A purpose-built student housing community of roughly 350 beds near a major Ontario university. Student housing is unforgiving: leasing happens in a season, and a bed that is not leased by September usually stays empty for a full academic year.
Before we standardized the program, leasing ran late into the summer with real uncertainty about whether the building would fill. Arrears were unpredictable because leases rested on students with no income history. And every August, hundreds of move-outs and move-ins collided in the same two weeks, straining maintenance and souring first impressions for new residents.
The community has been 100% pre-leased before September move-in for two consecutive years. The owner enters each academic year with income effectively locked in, backed by guarantor-supported leases, and turnover happens on a written plan instead of in a scramble.
Student housing rewards operators who respect the calendar. The difference between a full building and a struggling one is usually decided in January and February, not in August. If your community is leasing late, the fix starts with the schedule, not the units.
