The Waterloo rental market, as we read it

The University of Waterloo and Wilfrid Laurier set a rental calendar that turns over every May and every September. Miss that window and a unit can sit empty for four months in a market that otherwise looks tight.

Purpose-built student housing sits a few streets from established family neighbourhoods, and the two compete for very different tenants at very different price points. Getting that boundary wrong is the most common mistake we see owners make here.

The ION line runs the length of King Street and has pulled value along with it. Reading which side of that line a property sits on takes local knowledge we would have to hire for, not improvise.

From our head office in Kingston, KEILTY manages residential and commercial property through South Eastern Ontario, out to Ottawa and along the lake through Northumberland and Durham. If your portfolio spans markets and part of it sits inside that footprint, we can talk about that part today.

We staff before we sell
We open a market only once there is a local team in it. Waterloo Region is a five hour drive from our head office, and that is not a service model.
Student housing is unforgiving
A May and September calendar leaves no room to be slow. We manage student housing in Kingston, so we know exactly what staffing that properly costs.
We would rather say no
We could take your building today and manage it remotely. Owners who have been through that arrangement know how it ends.

Because we do it well in Kingston, we know precisely what a May and September turnover calendar demands in staff and hours. Waterloo would need that team built locally, and it does not exist yet.
When will KEILTY open in Waterloo?
There is no date. Demand from owners on this list is one of the inputs to that decision, which is the plain reason to add your name.
