Registered second units make up a large share of Brampton's rental stock, which puts municipal registration, fire separation and parking requirements at the centre of the job rather than at the edge of it. Owners who inherited an unregistered unit usually find out the hard way.

Sheridan's Davis campus anchors the downtown, and logistics employment around Pearson and the 407 keeps demand steady through the year rather than concentrating it in a single leasing season.

That combination rewards a manager who is in the city often enough to know which streets carry which risk. We are not prepared to guess at that from Kingston.
