Site staff who are exclusively budgeted for and working at your community are KEILTY employees, and their employment costs are recoverable at cost. We earn nothing on payroll, so staffing decisions are made for the community, never for our margin.
A single up-front onboarding fee covers the transition: resident records and lease data migration, vendor and banking setup, and financial cutover onto our platform.
For our 4% fee, KEILTY runs the management layer above your on-site team: HR, advertising, recruitment, vetting, and oversight. The people are employed by us, at cost to you; making them excellent is on us.
Our fee includes full-cycle real estate bookkeeping. In practice that means our team maintains the rent roll and receivables, processes vendor invoices and payables, reconciles bank accounts, and delivers monthly statements, income statement, balance sheet, and budget versus actual, then closes the year with a package your accountant can work from directly.
Effective Gross Income (EGI) is the income your community actually collects: gross rent plus other income such as parking, laundry, and storage, less vacancy and uncollected rent. We are paid on real collected dollars, so through lease-up and beyond, our fee grows only as your income does.
