The innovation district around Communitech and the Breithaupt Block gives downtown Kitchener a tenant profile that looks more like Toronto than like the rest of the region, and prices accordingly.

Conestoga College's downtown campuses have added significant student demand in buildings that were not originally built for it, which changes turnover, wear and the kind of screening that actually works.

The ION line ties Kitchener to Waterloo and Cambridge tightly enough that owners often think of the three cities as one market. They are not one market, and pricing them as though they were is a common and expensive mistake.
