KEILTY in Brockville

As at 2026-09, KEILTY manages 35 rental units in Brockville across 12 addresses: an 18-unit apartment building that KEILTY owns, two smaller downtown buildings of five and three units, and nine individually owned condominium and townhome units. The same team that runs the 18-unit building looks after each single townhome, with the same trades, the same inspections and the same monthly owner statement.

Brockville is a working city with a summer visitor season. The 1000 Islands and the waterfront carry the tourism, but the rental market runs on year-round employment along the Highway 401 corridor, and a large share of the rental stock is converted century housing near the downtown core that rents well and needs an owner who budgets for its age.

What Brockville owners should know

Vacancy and rents

CMHC's October 2025 Rental Market Survey put Brockville's two-bedroom vacancy rate at 4.8 per cent. The average rent across the city's 2,181 private apartment units was $1,345 a month, with one-bedrooms averaging $1,094 and two-bedrooms $1,395. Above 3 per cent vacancy, pricing and presentation decide whether a unit sits, so we price to lease in weeks, not months.

Who rents in Brockville

The largest local employers are the Upper Canada District School Board (about 1,410 staff), Brockville General Hospital (about 1,334), 3M Canada (485), Burnbrae Farms (450), Trillium Health Care Products (280) and Canarm (236). Health care, education and manufacturing on the Highway 401 corridor give the city a steady base of working renters rather than a single-employer market.

Property standards and new supply

Brockville's Property Standards Bylaw 078-2015 sets the minimum condition for every rental building in the city, and enforcement is complaint-driven through the City's bylaw office, which means a resident's call is what triggers an inspection. On the supply side, construction started on 251 new housing units in Brockville in 2025, so older units will be competing with new stock.

What changed for Ontario landlords on 2026-09-21

Under Bill 60, the Fighting Delays, Building Faster Act, 2025, the N4 notice for non-payment now allows a termination date seven days after service instead of fourteen. An N12 own-use notice with at least 120 days' notice no longer requires the one-month compensation payment in qualifying cases. Persistent late payment is now defined in regulation, and N13 renovation notices carry new written-notice duties. KEILTY's Brockville notices and filings follow the new timelines.

Brockville property management questions

How much does property management cost in Brockville?
For a house, condo or townhome, KEILTY charges a flat monthly rate per unit plus a one-time lease-up fee when we place a resident; current rates are on the single-family rental page. For an apartment building or small multi-family property, management is priced on the small multi-family page. Your free rental evaluation includes a written quote for your specific property.
Does KEILTY manage single condos and townhomes in Brockville, or only apartment buildings?
Both. As at 2026-09, nine of the 35 Brockville units under KEILTY management are individually owned condominium and townhome units, and the rest are in apartment buildings of three to eighteen units. A single unit gets the same manager, the same trades and the same monthly reporting as a full building.
What happens if my Brockville tenant stops paying rent?
KEILTY serves the N4 notice as soon as rent is late, follows up with the resident, and files with the Landlord and Tenant Board if the arrears are not cleared. Since 2026-09-21 the N4 termination date can be as early as seven days after the notice is given, down from fourteen, and Ontario now defines persistent late payment as paying more than seven days late on three occasions in six months. We track both for you and handle the filings and hearings.
Who will actually look after my Brockville property?
A dedicated KEILTY property manager, with Brandon Ackerman, VP Rental Management, as the senior contact at 613-545-3322. Maintenance is done by trades we already use across our Brockville buildings, and every dollar above your agreed spending limit needs your written approval first.
