The Barrie rental market, as we read it

Barrie is pulled in two directions at once. GTA commuters using the Allandale Waterfront and Barrie South GO stations want proximity to the train and will pay for it, and their expectations are shaped by Toronto rather than by Simcoe County.

Local families and Georgian College students compete for much of the same detached housing stock, which is unusual and makes tenant selection genuinely consequential rather than routine.

The result is a market where two properties on the same street can have entirely different achievable rents depending on who you market them to. That judgement needs someone who knows the city.
