You own the unit. The condo corporation runs the building. We manage everything in between: the resident, the rent, the repairs inside your suite, and every notice and rule the building expects from a landlord.

A condo comes with a second set of rules, a board, and a building manager who expects landlords to follow them. That is the part most owners underestimate, and it is the part we handle every day.
Your declaration, by-laws and rules bind your resident too. They receive a copy at signing, and if the corporation sends a compliance letter, we deal with the resident and follow it through to the end.
Section 83 of the Condominium Act, 1998 requires the owner to tell the corporation the unit is leased and provide a copy of the lease within 10 days of signing. We file it, along with renewals and the end of each tenancy.
Elevator bookings, move deposits, fobs, parking and locker assignments, all arranged with management ahead of time so move day does not turn into a rule violation.
We manage your unit, not the building. When something touches the common elements, like a leak from the suite above or a hallway issue, we report it to condo management and track it until it is closed.
Appliances, fixtures and in-suite issues are coordinated with vetted trades who respect the building's contractor access rules, work hours and insurance requirements.
If the corporation charges your unit back for damage or a rule breach tied to your resident, we review it, recover what the lease allows from the resident, and keep you informed in writing.
The same flat rate we charge for a single-family home. No percentage games, and every other fee is tied to actual work performed on your unit, confirmed in writing before you commit to anything.
That is the complete fee schedule. Your free rental evaluation includes a written quote that confirms it for your specific property before you sign anything.
$149 + HST per unit per month. Your management fee does not inflate as your rent goes up.
A one-year agreement that renews automatically, and you can cancel at any point on 60 days written notice.
Call or email us on a business day, hear back the same day. It is a standard, not a slogan.
You approve your residents, and anything above your trust account minimum needs your written approval, except in an emergency.
Condo fees stay yours. Your monthly common expenses, special assessments and property taxes remain the owner's responsibility under your declaration. If you would like, we can pay your condo fees from your trust account each month so nothing is missed.

Five things we check with every condo owner at onboarding, so there are no surprises after the resident moves in.
Some declarations and rules set minimum lease terms or prohibit short-term rentals. We read yours before the unit is listed. KEILTY places long-term residents on the Ontario Standard Lease.
Your unit owner's policy should reflect that the unit is rented, and your resident carries tenant insurance as a condition of the lease. We collect proof of both.
Many condos submeter hydro or water. We confirm what your condo fees include and set up the resident's accounts so the right party pays the right bill.
Units first occupied for residential purposes after 2018-11-15 are generally exempt from Ontario's annual rent increase guideline. Ninety days written notice on Form N1 still applies, and we confirm which rules fit your unit.
We inventory every key, fob, parking pass and mailbox key at onboarding, so replacements are not a surprise cost at move-out.
We take over existing tenancies too. We review the lease, introduce ourselves to your resident and the condo manager, and collect rent from the next due date.

Full Service management is a flat $149 + HST per unit per month, the same rate as a single-family home. It is a flat rate, not a percentage, so your management fee does not rise when your rent does. Every other fee is listed on this page and confirmed in a written quote before you sign anything.
No. KEILTY manages individual condo units for their owners. The building and its common elements are run by the corporation's board and its condominium manager. We work with them on your behalf as the single point of contact for your unit.
Yes. Section 83 of the Condominium Act, 1998 requires the owner to notify the corporation and provide a copy of the lease within 10 days of signing. We file that notice, update it on renewals and when a tenancy ends, and give your resident a copy of the declaration, by-laws and rules.
Inside your suite, we coordinate the repair with vetted trades under your spending limits. Anything that involves the common elements, like a leak from another unit or a building system, we report to condo management and track until it is resolved. Where the declaration's repair boundaries are unclear, we confirm with management before work starts.
KEILTY places long-term residents on the Ontario Standard Lease. Many condominiums restrict short-term rentals in their declaration or rules, and we check yours before the unit is listed.
Units first occupied for residential purposes after 2018-11-15 are generally exempt from Ontario's annual rent increase guideline. Ninety days written notice on Form N1 is still required for any increase. We confirm which rules apply to your unit at onboarding.

If you are comfortable dealing with the corporation and your resident yourself, our lease-up mandate is a short-term management agreement: we price it, market it, screen every applicant, send the lease to you and your resident to sign, and stay on for 14 days after move-in. Then the agreement ends and the property is yours.
