The most expensive weeks of a new rental home are the ones between closing and the first lease. Here is how we compress them.
We review your floor plan, finishes, basement option and block position, compare it against what is actually leasing in Belleville, Quinte West and Trenton, and give you a rent range in writing along with the lease terms we would recommend.
Copy, floor plan graphics and builder renderings go up as a pre-construction listing across the major rental portals. Enquiries are answered and pre-screened by our leasing team, not left in an inbox.
You receive screened applications with full files. You choose. We prepare the Ontario standard lease with the freehold townhome schedules, collect first and last month's rent, and set the move-in date around your closing.
We attend or coordinate the pre-delivery inspection, photograph the home in its new condition, register the Tarion warranty and the appliances, and set up the utility transfers in the right name on the right date.
Move-in inspection with photos, resident onboarding into the portal, first rent collected by pre-authorized debit, and a follow-up walk-through to catch anything the builder still owes.

Before the first resident moves in
Belleville
East Village sits on the east side of Belleville, three minutes from the hospital, six from downtown and close to the 401 and the VIA station. A new three-bedroom townhome with a garage and a yard, in that spot, draws a fairly predictable set of enquiries.
Belleville General is a few minutes up the road. Nurses, physicians, locums and allied health staff move here on contracts and want something new, close to work and ready to live in.
CFB Trenton is a short drive west and Loyalist College brings staff and faculty into the area every year. These households usually arrive on a fixed date and need a home that is genuinely finished.

Questions we get from East Village buyers
Yes, and it is usually the right move. We list the home as a coming-soon rental roughly 60 days before your closing date using the builder's floor plan and renderings, pre-screen the enquiries, and time the move-in around your handover. You approve the resident before any lease is signed.
Not among the homes we manage. We know the closing dates of the East Village homes on our books, so we stagger when listings go live and vary lease end dates rather than putting several near-identical townhomes on the market in the same week. It also spreads out future turnovers instead of stacking them into one month.
Whoever the lease says, which is why we settle it before the first resident moves in. For most East Village homes we recommend the resident handles day-to-day yard care and the owner carries a contracted snow service, so the driveway is cleared to a standard you can rely on. We arrange and oversee the contractor either way.

No. East Village owners are free to manage the home themselves or hire anyone they like. We are the manager Brauer Homes points buyers to because we already operate across this corridor, and the owner package here reflects that relationship.
We do, on your behalf. We document the pre-delivery inspection, log deficiencies with photos, and submit the Tarion forms inside their windows. You are copied on the correspondence and nothing gets spent beyond your approved limit without written approval.
It widens who the home suits — up to five bedrooms works for a larger or multi-generational household, which tends to stay longer. It also means more people in the home, so screening covers every adult occupant and the lease sets out occupancy and use for the lower level. We price the home on the finished layout, not the base plan.
We handle arrears follow-up, notices, Landlord and Tenant Board filings and hearing attendance as part of core management. You are kept informed at each step, and we tell you what the realistic timeline looks like rather than what you want to hear.
