KEILTY Home Watch

Home Watch Service Terms

Version 2026-11-03. KEILTY Realty Management Inc. These terms apply to every Home Watch subscription.

1. Who we are and what this covers

These Service Terms are an agreement between you, the owner or the person authorized to act for the owner ("you"), and KEILTY Realty Management Inc., 300-80 Queen Street, Kingston, Ontario K7K 6W7 ("KEILTY", "we"). They apply to the KEILTY Home Watch service for the property named at checkout (the "Home").

By ticking the box at checkout and again when you complete setup, you confirm that you own the Home or are authorized by the owner to arrange this service and to give us access.

2. What each visit includes

A KEILTY team member walks around the outside of the Home and through each floor, works through the Home Watch checklist, records readings and takes photos from the same set of angles each visit.

The checklist covers: water leaks or stains, mould or odour, heat working, power on, signs of forced entry or vandalism, windows and doors locked, signs of pests, snow and ice hazards, mail and flyers, smoke and carbon monoxide alarms chirping, toilets flushed and taps run when the water is on, and lights on timers.

The photos cover: front and rear of the Home, each exterior door, driveway and walkway, roof line and eavestroughs seen from the ground, furnace, water heater, main water shut-off, electrical panel, sump pump if there is one, thermostat, kitchen sink cabinet, each bathroom, each floor and the basement.

After each visit we email a PDF report, or a secure link if you choose that, to the recipients you name during setup. Each photo shows the date, time and GPS location recorded at the visit.

3. Visit frequency and timing

You choose a plan: Daily, Every 48 hours, Every 72 hours, Weekly or Monthly. The first visit happens on the start date you choose. Later visits follow the plan interval measured from the last visit. Monthly visits fall on about the same date each month.

Visits happen 365 days a year, including weekends and holidays, normally between 7:00 and 20:00. If severe weather, a road closure or a safety risk prevents a visit, we will tell you the same day and complete the visit as soon as it is safe.

Your insurer or broker decides how often your policy requires the Home to be checked. You are responsible for choosing a plan that meets that requirement.

4. What Home Watch is not

Home Watch is a scheduled visual check with a photo record. It is not a security guard or patrol service, not a monitored alarm, not a home inspection, and not property management. We do not test systems beyond what is described in section 2, move furniture, open finished walls or climb onto the roof.

Home Watch does not promise that your insurer will provide coverage, and it does not change the terms of your insurance policy. We do not give insurance or legal advice.

5. Access and keys

You give us a way into the Home during setup: a lockbox or smart lock code, a key dropped at our office, a key we pick up from someone you name, or another method we agree to. Codes are stored encrypted and are seen only by the person doing the visits.

Keys are kept in a locked key cabinet at our office, tagged with a code rather than the address. If you change the locks, codes or alarm, tell us before the next visit. When the service ends we return keys as you direct within 10 business days.

If there is an alarm system, you will give us the code and arrange with your alarm company that our visits are expected. You are responsible for false alarm fees caused by wrong or changed codes.

6. Problems, emergencies and your approval limit

If we find a problem, we call you, flag the report and recommend what to do.

An emergency means an active water leak, no heat when the outdoor temperature is near or below freezing, a break-in or open entry, fire or smoke, or anything else that puts the Home at immediate risk of serious damage. In an emergency you authorize us to act right away to protect the Home: for example shutting off water, calling a plumber, heating contractor, glazier, locksmith or emergency services, and securing an entry. We will try to reach you first but will not wait for an answer before acting.

Non-emergency work costing more than $1,000, or the different limit you set during setup, needs your approval before we arrange it.

Repairs are done by independent, insured, WSIB-covered trades that we arrange. Trade work is billed to you at the trade's cost plus a 10% coordination fee, payable within 15 days of our invoice. The trade, not KEILTY, is responsible for the quality of its work.

7. Price and billing

Home Watch is priced at $50 per visit, billed monthly by plan: Daily $1,500, Every 48 hours $750, Every 72 hours $500, Weekly $217 and Monthly $50 a month. 13% HST is added. Prices may change on 30 days' written notice.

Your first month is charged at checkout to reserve your start date and covers visits for one month from that date. The subscription then renews monthly on the same date and is charged automatically to your card on file. Receipts and invoices are emailed by our payment processor, Stripe.

You can update your card, see invoices and change plans in the billing portal. A plan change applies from the next billing date. Monthly fees are not refunded for visits you ask us to skip.

8. Term and cancellation

Home Watch is month to month. Either of us can end it with 30 days' written notice, given through the billing portal or by email to ClientCare@KEILTY.com. Visits continue on schedule, and are billed, until the end of the notice period. If the notice period ends part way through a billing month, the last charge is prorated.

We may end the service sooner if access is refused or unsafe, or if these terms are breached, and will refund any prepaid days after the last visit.

9. Failed payments

If a payment fails, Stripe will retry it and email you. If payment is still not made after the final retry, visits are paused until the balance is paid. While visits are paused we are not checking the Home, and you should tell your insurer if your policy requires checks.

10. Limitation of liability

We will perform the visits with the care of a reasonable home watch provider. We are not responsible for loss or damage that a visit on the agreed schedule could not reasonably have found or prevented, including damage that happens between visits, hidden or latent defects, damage caused by trades you hire, or losses your insurer declines to cover.

To the extent allowed by law, our total liability arising from Home Watch is limited to the fees you paid for the three months before the event giving rise to the claim. Nothing in these terms limits liability for our own gross negligence or wilful misconduct, or any right you have that cannot be limited under Ontario law.

You agree to keep the Home insured for its full replacement value and to maintain liability insurance.

11. Privacy, photos and data

We collect the information you give us at checkout and setup, visit records, readings and photos to provide the service, bill you, and keep records for your insurance. Photos are taken only for the reports and are not used in marketing without your written consent.

Reports, photos and visit records are kept for at least two years after the service ends. Payment card details are handled by Stripe and never stored by KEILTY. Our privacy policy at keilty.com/privacy-policy explains how we handle personal information and how to ask for access or correction.

12. General

These terms are governed by the laws of Ontario and the federal laws of Canada that apply there. Any dispute will be heard in the courts of Ontario sitting in Kingston.

We may update these terms on 30 days' written notice. The version you accept at setup is emailed to you as a PDF and recorded with the date, time and device used. If any part of these terms is found unenforceable, the rest still applies.
