Posted out of Kingston

Posted away? Keep the house.

Every posting season, families leave CFB Kingston on a few months' notice and come back a posting or two later. Renting the house to a screened resident, with a manager on the ground, keeps your equity working and keeps your way back open. We lease it before you leave, run it while you are gone, and plan your return from the first day.

Built around the posting calendar

Posting messages tend to arrive in late winter or spring, and most moves happen between May and August, which is also the best leasing season in Kingston. The timing works in your favour if the house is ready before the truck is.

The posting message lands

Call us the week you know. We give you the rent range in writing within 24 hours of the call so the rent-or-sell decision is made on numbers, not nerves.

Four to eight weeks out

Photography, 3D tour and floor plans while the house still looks like a home. We list ahead of your move date and screen applicants while you pack.

Move week

Move-out inspection with photos, keys and alarm codes to us, utilities switched, lawn and snow arranged. The resident moves in on a clean, documented handover.

While you are posted

Rent by EFT on the same day each month, a statement you can read in five minutes, photo inspections in the portal, and a person who answers in your time zone.

What we handle while you are across the country

Most of our owners never visit their rental. That is the design. Everything that would otherwise need you in Kingston is done by someone who is.

The local presence

Showings, move-in and move-out inspections, an annual inspection with a photo report, and a winter drive-by for roof, eavestroughs and walkways. You see all of it in the portal.

Screening that holds up

Credit, verified income, background and previous-landlord references on every applicant, tenant insurance as a lease condition, and you approve the final applicant from wherever you are.

Rent, deposits and the paper

Rent collected by pre-authorized debit, the last month's rent deposit held in trust with the interest Ontario requires, and a monthly statement grouped by the CRA's T776 lines for your return.

Maintenance with standards

Insured, WSIB-covered trades quoting in advance, routine work scheduled within five business days, emergencies dispatched within the hour, and your approval by email on anything above your limit.

Residents who get an answer

One number, answered by a person after hours. Residents who get answers renew, and a renewing resident is the difference between a quiet posting and a vacant winter.

The Landlord and Tenant Board, if it comes to that

Notices served correctly, applications filed and attended on your behalf. In practice, proper screening means it rarely does.

Your return, planned from day one

The question every posted owner asks first is whether they can get the house back. Yes, if the lease is structured for it and the notice is served properly. Here is how we set it up.

  1. A lease term that matches the postingMost postings run two to four years, so we lease on a one-year fixed term that then continues month to month under the Residential Tenancies Act. A fixed term cannot be ended early for your own use, so we do not lock you into a term longer than your plans.
  2. The N12 notice for your own useWhen your return posting is confirmed, we serve the resident an N12 notice for landlord's own use: at least 60 days' notice ending on the last day of a rental period, one month's rent paid to the resident as compensation, and your sworn intention to live in the home for at least a year. Done properly, it is routine. Done badly, it costs owners real money, which is why we do it.
  3. Timing the handover to your moveWe work the notice date back from your report-in date, schedule the move-out inspection, hold back the deposit accounting until the walk-through is done, and have the house cleaned and any repairs completed before you arrive.
  4. Posted somewhere else instead? Then nothing changes. The tenancy continues, the rent keeps arriving, and your options stay open for the next posting.

Posted outside Canada? Members of the Canadian Forces serving abroad are generally still treated as residents of Canada for income tax, so the 25% non-resident withholding that catches other overseas owners usually does not apply to you. Confirm your own situation with your accountant. If you do fall under the non-resident rules, we handle the monthly remittance, the NR6 undertaking and the annual NR4 slip as your Canadian agent.

Response standards with a clock on them

Frequently asked questions

Posted owners, answered

The questions Canadian Forces families ask before they leave Kingston, with the same answers you would get on the phone.

Can you have the house listed before I leave Kingston?

Yes, and that is the best way to do it. Give us four to eight weeks and we photograph the home while it still looks lived in, price it from current comparables, list it and screen applicants while you pack. The resident moves in on a documented handover after your move-out inspection, so the house is never sitting empty on your mortgage.

What lease term should I use if I will be posted back in a few years?

A one-year fixed term that continues month to month afterward, which is how Ontario tenancies work by default. A longer fixed term cannot be ended early for your own use, even with an N12, so we match the term to your plans rather than locking you in.

Can I get the house back when I am posted to Kingston again?

Yes. We serve an N12 notice for landlord's own use with at least 60 days' notice, ending on the last day of a rental period, pay the resident the one month's rent compensation Ontario requires, and file the affidavit confirming you intend to live there for at least a year. We time it to your report-in date and manage the move-out, cleaning and repairs before you arrive.

Is there a discount for Canadian Forces families?

No, and no premium either. Every KEILTY owner pays the same published rate: $149 plus HST a month for Full Service, one month's rent plus HST when a resident is placed, and the other fees listed on the single-family page. That is the number you will be quoted, from the first call.

How do I get paid while I am posted?

By EFT to any Canadian bank account on the same day each month, with the owner statement behind it in the portal. Rent is collected by pre-authorized debit, and the last month's rent deposit is held in a separate trust account with the annual interest Ontario requires.

What about my furniture, the garage and the stuff in the basement?

Rent the home clear if you can; belongings left behind lower the rent and complicate the lease. If some things must stay, we set aside one locked space, write it into the lease and photograph it at move-in. A furnished lease is a different product, and for some homes near Queen's and the hospitals it earns a premium; your estimate shows both numbers.

Who looks after the lawn and snow?

Usually the resident, written into the lease, which is standard for a house in Kingston. If you would rather it be done by a contractor, we arrange it and the cost comes off the rent. Either way, the City of Kingston's sidewalk clearing rules still have to be met, and we make sure someone is responsible for them.

What happens if the resident stops paying while I am away?

We act on the first missed payment: contact the same day, a formal N4 notice when the Residential Tenancies Act allows it, and a Landlord and Tenant Board application if it is not resolved. You hear about it the day it happens, not on the statement. Screening every applicant on credit, income and references is why this is rare.

Only need the house leased before you go?

If you are comfortable managing it from your new posting, our Lease-Up Mandate is a short-term management agreement: we price the house, market it, screen every applicant, prepare the lease, and stay on for 14 days after move-in. Then the house is yours to run.
