90 days before closing

Written rent range and leasing plan

We review your floor plan, finishes and lot, compare it against what is actually leasing in Napanee, Belleville and Kingston, and give you a rent range in writing along with the lease terms we would recommend.

60 days before closing

Listing goes live as a coming-soon

Copy, floor plan graphics and builder renderings go up as a pre-construction listing across the major rental portals. Enquiries are answered and pre-screened by our leasing team, not left in an inbox.

30 days before closing

Shortlist and approvals

You receive screened applications with full files. You choose. We prepare the Ontario standard lease, collect first and last month's rent, and set the move-in date around your closing.

Closing week

Handover, inspection, photos

Before the first resident moves in

The new-build rental readiness checklist

  • Pre-delivery inspection, documented properly. Photographs, a written deficiency list and a copy kept somewhere you can find it in a year.
  • Warranty registration and windows. Know which items are covered for 30 days, one year, two years and seven years, and diarise the deadlines.
  • Utilities in the right name at the right time. Hydro, gas, water and internet transferred on the correct date to avoid a gap or a double bill.
  • Appliance registration and manuals. Serial numbers recorded, warranties registered, manuals stored where a resident can reach them.
  • Smart-home handover. Builder accounts released, admin credentials transferred to the owner, and resident-level access set up separately.
  • Landscaping, grading and driveway timing. Understand what the builder still owes and what the resident is responsible for in the meantime.
  • Insurance in place before possession. Landlord policy effective on the closing date, with a tenant insurance requirement written into the lease.
  • The lease itself. Ontario standard lease plus the schedules a new build actually needs — lawn and snow responsibility, HVAC filters, warranty access, no-alteration terms.

Straight answers

Can you lease my home before I take possession?

Yes, and it is usually the right move. We list the home as a coming-soon rental roughly 60 days before your closing date using the builder's floor plan and renderings, pre-screen the enquiries, and time the move-in around your handover. You approve the resident before any lease is signed.

What does management cost?

Core management for a single-family home is a flat monthly rate per unit rather than a percentage of rent, so the fee does not rise every time your rent does. Resident placement is charged on success. The complete fee schedule, including renewals and maintenance coordination, is published on our single-family rental page, and your free rental evaluation includes a written quote for your home.

Do I have to use KEILTY because you are the preferred partner?

No. Springside Meadows owners are free to manage the home themselves or hire anyone they like. We are the manager BASH Developments points buyers to because we already operate across this corridor, and the owner package here reflects that relationship.

Who handles warranty and deficiency items after closing?

We do, on your behalf. We document the pre-delivery inspection, log deficiencies with photos, and raise items with the builder inside the applicable warranty windows. You are copied on the correspondence and nothing gets spent beyond your approved limit without written approval.

What if the resident stops paying or has to be removed?

We handle arrears follow-up, notices, Landlord and Tenant Board filings and hearing attendance as part of core management. You are kept informed at each step, and we tell you honestly what the realistic timeline looks like rather than what you want to hear.

I am buying more than one home here. Does anything change?

The management approach is the same, but reporting is consolidated so you get one view across the homes rather than separate statements to reconcile. Tell us how many you are buying in the form and we will build the leasing plan around a staggered release rather than competing with yourself for the same resident.
